Honeymoon Island, Dunedin, Florida

This unusual engagement was a retrospective valuation of 400 upland acres and 2,400 submerged acres, including mangrove wetlands. The valuation was needed for an estate tax dispute dating to the early 1970s. Comparable sales were located along the Intracoastal Waterway from Tarpon Springs to the Keys, and inspections were conducted by air as well as by boat. The comparative analysis entailed interviews with buyers and sellers, environmental specialists, and an understanding of nautical charts and references. Honeymoon Island is now a state park.
